Your Guide to Buying a New Home

The first step in buying a new home, is setting your expectations.  Sure we have all heard of people buying a mansion using other people’s money and taking a huge chunk of cash home at closing.  Chances are pretty good that is not going to be the case in your home search.  That may seem obvious, but there are lots of little factors that go into choosing a home you will want to think about.  I recommend making wants and needs list.  Mine would look something like what you see below.

Want to have

  • More than an acre
  • Outside city limits
  • Hardwood floors

Must have

  • Basement
  • 3 Bedrooms
  • 2 Full baths

Cannot have

  • No detached garage
  • No previous pets
  • None before 1986

This is a very simplified list.  As you think of where you live now, you will be able to make a much more detailed list.  Things like flooring and counter tops tend to show up on wants lists while number of rooms, garages, basements, etc. are staples of basic needs.  People with severe allergies may have to be careful of homes with pets, and might need to avoid them completely.

Once you have your list made, you can play with our mortgage calculator to see how much home you can afford.  These will give you ballpark numbers to keep in your head.  Your lender has the final say, so don’t start looking just yet based on those calculators.

They will get started on pre-approving you.  In just a few hours you will know how much they will be willing to lend you based on the information you provide to them.  They will ask you some financial questions and have you sign permission for them to run a credit check.

Once your pre-approval comes through, your agent can start narrowing your home search down based on the information you gave them and the price range.  They will present you with some homes that meet your criteria.  If you are interested in seeing one or more of them, then your agent will set up a time for you to go see them.

We understand your time is very valuable and in many cases you don’t have a lot to spare, so we work within your schedule.  As you visit homes, take note of things you like and dislike about them.  Your agent can continue to refine your search to find the home that best fits your taste and needs.

You Found The One!

After searching homes, you have found the perfect one for you.  Now you will put in an offer on the home.  Not to worry, your agent will walk you through this process and do the writing for you to make sure you cover all your bases.  As with any negotiation, you must be fair and present a winning offer for both parties.  If you go too low, you risk offending the seller and they may not entertain any more offers from you.  Don’t go low enough and you may leave money on the table.  It is a delicate balance.

You can also put other items in your offer to the seller.  An old roof may need replacing.  As a new homeowner, this is not something you will want to tackle.  You can put in the offer that the sale is contingent upon the roof being replaced by the seller.  You won’t always get all of these requests, but you may get a concession in the form of a discount on the purchase price to offset you having to replace the roof.  Flooring is another area that is commonly requested to be changed prior to the sale.

Once you have placed your offer, you will get one of three possible responses.

Accepted is great!  Time to get ready to close.

Once you have made an offer that is accepted, it is time to start working on the closing.  You will go back to the lender who pre-approved you and let them know you are ready to get started.  They will work with you and your agent to get all the appropriate paperwork needed about you as well as the paperwork on the home.

If all goes well and your credit is in good shape, then the process should go very smooth.  The lender and your agent have some work to do behind the scenes, coordinating inspections, appraisals, etc.  The whole process should take around 30 days.  So within a month of your accepted offer, you should be at the closing table signing a pile of paperwork and collecting the keys to your new home.
